We aim to find you your perfect home, with the minimum of hassle. Please read the brief guide to help you understand the property letting process.

Finding a Property

The first step in to contact us to provide brief details about yourself and the type of accommodation you require. You may be invited to come to our office, so that we can register you and carry out a free no obligation assessment of your exact requirements. This will enable us to provide the best possible service to you.

Please search our list of current properties to see if there is anything of interest to you. If you don't find any suitable property, then we recommend that you contact us as many of our good properties come and are taken by our registered clients, before they go on the website.

Viewings

We can arrange viewings of prospective properties, at a time to suit you (including evenings and weekends). You will be accompanied by a member of our staff, who can advise you and answer any questions you may have.

Reserving the Property

Once you have found a property, you will need to reserve it by paying a holding deposit (also called a reservation deposit). Assuming the tenancy goes ahead, this will be added towards your deposit for the property. If the landlord declines to grant the tenancy, it will be refunded, less our admin fee. However the deposit will be forfeit if you decide not to proceed for any reason, or you fail to provide complete and accurate information in your application.

References

We will require satisfactory references from your employer, a previous or current landlord and a credit reference report.

We may also require a personal character reference and sometimes a guarantor.

Rent and Deposit

Upon successful completion of the referencing process, you will be required to pay the remaining monies due, usually one month's deposit and one month's rent advance.

Congratulations, you are now ready to move into your new home.

Our Service

Our service does not end with moving you into your new home. We will be at hand throughout your tenancy, to advice and help you in ensuring that the legal and safety obligations of the tenancy are being met.
